It all begins with purchasing a building plot on which you want to realize the construction. The next step is the development of a project, where you can incorporate your specific ideas. The architects we collaborate with have a lot of experience and will gladly guide you through the entire process. Subsequently, the actual construction begins, culminating in proper approval. We will describe the individual stages in more detail.

Building Plot

It is extremely important to be sure about the plot before purchasing it, ensuring that it has utility connections and access to public roads. Many pieces of information can be obtained directly from the real estate cadastre. It is important that there are no encumbrances or mortgages on the plot from any banks.

Furthermore, you will certainly be interested in the accessibility of the location, its amenities, such as nearby medical facilities, preschools, schools, shops, etc. In short, you should be convinced about the location and know all the details so that nothing surprises you during the construction process.

Family House Project

There are two options:
Purchasing a ready-made project

The advantage here is quicker delivery and cost-effectiveness. However, the disadvantage is that the project may not fully meet your needs, and in the future, you may find that the layout of the house is not suitable. It is not advisable to cut corners at the beginning. You can save costs, for example, by choosing cheaper materials.

Project by an architect

You will have to wait for some time for the project to be developed, but we believe that waiting pays off. After all, it's a house where you will live for many years. You can continue discussing the details with the architect and stay in touch, which will help you with many decisions. The architect should be able to tune in to your needs and have a detailed understanding of what is important to you and what to focus on. During regular consultations, you should openly communicate your vision, based on which the architect will prepare proposals according to your specific agreement.

Required Permits

If you have successfully completed the project, either independently or with the help of a construction company, the next step involves obtaining the necessary permits, which are indispensable before starting the construction of a family house.

Application for Building Permit:

It is submitted to the relevant municipal authority. The authority must inform you of its decision within 60 days, regardless of the outcome. The specific requirements for the application will be provided by the authority, or it can be handled by the construction company with whom we will be building the turnkey house. Additionally, it is important to mention that you will need to go through the process of connecting to water, gas, electricity, and sewage systems.

If you have limited finances and cannot afford a construction company, then you have no choice but to build the house yourself. There are several disadvantages to this option. It will consume a tremendous amount of your time, and the construction may extend for many months. Additionally, numerous obstacles may arise, further prolonging the construction process and causing you additional concerns.

Construction company

If you decide to hire a construction company, it is important to choose carefully. You should inquire about the company's experience in the market, check their references, and ask if anyone has personal experience with them. Another source of information can be the projects the company has already completed. Request quotes from several companies and have them prepare a construction budget for you. Don't solely focus on the lowest offer but pay attention to the experience and results of the specific company.

The construction is underway, whether you are building it yourself or using a construction company. Either way, you cannot do without construction supervision. The supervisor ensures that technical standards are met, proper work procedures are followed, suitable materials are used, and quality work is delivered.

The construction supervisor is a professionally qualified individual with a university degree in the field of construction or architecture, or a secondary vocational education in the field of construction with a high school diploma and a minimum of three years of experience. They follow the project documentation.

Grand Finale - Final Approval

We have successfully built the family house, and now it's time for the final approval. The approval process must take place before we start using the house.

The roof, windows, doors, chimneys, stairs, balconies, floors, ceilings, handrails, wall surfaces, and installations (utilities) must be completed. Additionally, toilets, sinks, bathtubs, showers must be installed, and utility connections must be in place. The final approval is carried out by the building authority based on your application for a final approval permit. We can assist you with this process, or you can contact the building authority, which will provide you with the necessary information and attachments. If everything is in order, the building authority will issue a final approval decision with the purpose of allowing the use of the building. Subsequently, you need to report the construction to the municipal office, where you will receive an identification number, and finally, the property will be registered in the real estate cadastre.
