Construction notification
For residential renovations that do not involve structural modifications or external alterations to the facade and do not change the use of the spaces, usually no notification of construction or building permit is necessary.

If your renovation consists of standard maintenance work and common modifications to the apartment, such as repairs to internal plaster, replacement or repair of floors, tiling, installation of a new kitchen, replacement of fixtures in the bathroom and toilet, replacement of radiators, etc., you don't need to notify the building authority.

However, in the spirit of good relations with your neighbors and compliance with the rules of your housing cooperative, we recommend informing the residents of your building about your intentions. If you plan to conduct demolition work involving shared walls, it is necessary to inform all neighbors about this fact.

Notification or building permit is also not required for the construction of pergolas, garden pavilions, and smaller structures if they are exclusively located on your property.

When notification of construction is required

If the changes during the renovation will lead to a change in the use of certain parts of the property, such as the removal of non-load-bearing partitions, relocation or enlargement of the bathroom, or its extension into another space, or if the new materials used will be significantly heavier than the previous ones, requiring a structural assessment, you cannot proceed without notifying the construction authority.

Sometimes, even for the construction of family houses, notification of construction is sufficient. These are cases where the construction is intended for residential or family recreation purposes, with one underground floor up to a depth of 3 meters and a maximum of two above-ground floors and an attic, or a construction with a total built-up area of 70 m2 and a height of up to 5 meters, with one above-ground floor and a basement up to a maximum depth of 3 meters.

Written consent of neighbors: To submit a notification of construction, you need to fill out a form and deliver it to the construction authority in your place of residence. An essential part of the notification is the written consent of the neighbors affected by the renovation or construction. Without this consent, you would have to apply for a building permit from the authority.
